Cedar Woods Condominium Association is a 72 unit, 10 building complex with a free standing clubhouse pool center located on Florida's Southwest Coast. Around November 1998 the Association discovered severe structural damage to studs, headers and other structural components. Their property insurer subsequently authorized repairs of collapse damages due to hidden decay of approximately $900,000.00. Tutwiler and Associates, Inc. was retained by the Association which resulted in the total agreed upon amount of damages being paid to the Association in excess of $1,500,000,00, or more than $600,000.00 over the insurer's initial approved amount.
